The Willow Hammock Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on April 28, 2017 by the Manatee County, Florida Board of County Commissioners, Ordinance No. 17-20 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Willow Hammock CDD is also authorized to exercise special powers to plan establish, acquire construct or reconstruct, enlarge or extend, equip, operate and maintain additional systems and facilities for Parks and facilities for indoor and outdoor recreational, cultural and educational uses and Security, including by not limited to guardhouses, fences, and gates, electronic intrusion systems, and patrol cars, when authorized by the Manatee County Sheriff’s Department or other proper governmental agencies; except that the District may not exercise any police power, but may contract with the appropriate local general-purpose government agencies for an increased level of such services within the District boundaries.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
